Houses and townhouses are single family homes, unlike condominiums and apartment complexes, which are owned by the people that live within them. Houses and townhouses can also be owned by individuals who decide to rent them out to other individuals or families. When preparing to sell a house or a townhouse, especially if the owner goes about it without a realtor, an attorney should be hired to help with the process of writing the contract and all of the terms of the contract. An attorney will be able to make sure that the terms of the contract are legal, that the asking price is fair, and that the house or townhouse is in pristine living condition and passes all fire and safety codes. When preparing to sell a house or townhouse the seller should update or renovate the oldest parts of the building if at all possible. Renovations include replacing old carpeting, installing new windows, installing new faucets or entire sinks, giving the building a fresh coat of paint and much more.
