New York First Time Home Buyers

Purchasing a home for the first time can be an exciting yet overwhelming process for first time buyers. Obtaining the help of an attorney can mean the difference between getting lost in all the paperwork and making the purchase an easy item. People that are searching for their first home usually begin their search on the Internet and then move on to hire a realtor and begin their physical search for a home that also includes touring homes for sale in their area of destination. Most buyers, even first time buyers, can find the home of their dreams within two weeks of beginning their search. When getting ready to purchase a home for the first time, the buyer must apply for a mortgage or other loan, obtain a first time home buyer grant, obtain credit assistance and get as much expert advice as possible.

When preparing to purchase a first home the buyer should bring their attorney along on home viewing trips as well as trips that include signing a contract for the purchase. The attorney will be able to make sure that the buyer is not being ripped off, is having the house inspected by a reputable company, and that all of the paperwork is filled out properly. In this tough economy, the United States government is offering an $8,000 tax credit to first time home buyers until December 1, 2009. The buyer does not have to repay the $8,000 tax credit as first time home buyers had to do in 2008. First time home buyers should follow this checklist when purchasing their first home:

  • Figure out how much the buyer can afford
  • The buyer should know their rights
  • The buyer should shop for a loan
  • Shop for the house
  • Make an offer
  • The buyer should have the home inspected by someone they hire
  • The buyer should shop for homeowner’s insurance
  • Sign the papers

Under the Fair Housing Act, discrimination is outlawed in the United States when it comes to buying and selling a home. This means that people looking to buy a home, for the first time or for the fifth time, cannot be discriminated against because of their age, religion, race, ethnic background or educational history.
